Flood Insurance Policies for Bldgs 1-9

The following are flood policy declarations for your building and unit which would cover your unit in case of a major flood. It shows the Replacement Cost for your entire building. If you divide it by the number of units you will get an approximate replacement cost of your unit depending on the size of your unit. For example, Building 1, the replacement cost is $3,263,479. Divided by 26 units, the replacement cost of each unit would be approximately $125, 518.00, again, the amount you would receive would depend on the original size of your unit. So, these flood policies provide your unit with more than ample replacement insurance coverage and are paid for as part of your monthly maintenance fee.

What does the flood policy cover? If you were to turn your condo upside down, anything that would fall would be your responsibility to replace. That includes all of your personal effects, i.e.,clothing, furniture, stove, fridge, tvs, etc. The flood policy covers rebuilding the building in which you now reside including your unit to the walls. Your personal effects would not be covered. This is the same coverage you would receive from a flood policy that you could buy for your unit through FEMA.

The only way there would be a major flood is in the event of a hurricane and a tremendous storm surge. In such a case, your Hurricane Insurance would cover your personal effects and possessions in your condominium. It would also cover a loss in the event of a fire or theft.
This is why it is recommended that all unit owners purchase hurricane insurance.
